Lease tab

Use the Lease tab to record the lease information.

The lease information can be displayed on your Commercial flyers and Info sheets, as well as used for important Lease Renewal/Review and Expiry dates.

Use the Listing Lease tab to manage the Current or New Lease information 


On the Commercial Lease tab enter the Lease details; 

  • Lease Terms
  • OPEX
  • Renewal and Rent review dates
  • Car parking details


Use the Lease details tab to record more details of the Lease including OPEX.

Lease details

Click on the Lease Edit button

Type or Lease - New Lease, Sublease, Assignment, or Part Only


  • Available from date
  • Term
  • Right Of Renewal
  • Lease Expiry date – use the date button to
  • Lease Review date
  • Lease amount includes outgoings

 

Click on the calendar button to create a diary note to remind about this event. It will show in your Task > To Do List. 

Lease Amount 

If you have entered the Commercial Areas for the property the lease will already be displayed

The Lease amount will be 

You can enter either the $ per sqm, Weekly, Monthly or the per annum Lease amount. 

Enter the PA rates and the other values will be created

OPEX

Operating expenses or additional outgoings on the Lease can be entered here.

Insurance, Rates, Body Corp and Other.,

Lease Includes Outgoings

Lease including outgoings means that the Lease p.a. amount includes all outgoings. It does not include GST.

The blue triangle top right of the Gross lease amount indicates that the lease amount incudes OPEX

Carparking

Covered and Uncovered car parks; per week, monthly or per annum


Owner

The owner is the Company or person that owns the Property, they may or may not be the entity selling or leasing the property. The entity that you have an agency with is the Landlord on the Agency tab.


A commercial listing may have 


Landlord - The entity selling the lease on the property (who you have the agency agreement with).

Tenant - Current tenant on the property. 

Owner - The owner of the property (e.g. if landlord is assigning a lease the Owner would be the property owner.
