On this page you pay your agents. (or Other company) Select the Agent or account that you want to Pay and click on the Edit button, this is the page where you pay your Agent.

Invoice
Payable Sales will appear on the Invoice tab
If you add a Journal or deduction or are recovering outstanding Promotion money from your agent then these transactions will appear here on the invoice tab.
Agent Proforma
Sales > Clearing > details – Proforma statement button
The Proforma button is a report of what the Agents pay statement will be. The proforma statement of account is used to make sure that your agent/manager agrees with the amount that will be paid to the Agent.
Select the Pro Forma button to print a statement of account for your Agent, other company or the office.
You have the option to include Conditional & Unconditional Sales
A Proforma statement to the Agent is similar to the Sales Proforma statement to the the vendors solicitor.
use it to make sure that your agent/manager agrees with the amount being paid to the Agent.
An Agent might contact you you wanting to know what they will be receiving at the next pay, you can come into the Clearing screen and print out a proforma statement for them.
OSL Agent Live users can see upcoming payments and previous pay statements in their Dashboard
Agent Journal
Sales > Clearing Pay Statement Journal button
Use the Journal button to credit or debit and Agents pay statement (used to fix an error in a previous pay statement)
Journals are used to create adjustments to an Agents pay.
If an Error is made on an Agent pay statement you can also Cancel the Invoice
Creating pay statement journals use the Journal button to create taxable or non taxable journals.
Make sure that you correctly select Taxable or Non taxable when creating your journal
Q Why would you need to do this?
ANS: Sometimes you might have an adjustment to make for an earlier pay statement, or paying the agent a bonus payment.
You can create an adjustment to an Agents pay using a journal.
There are three types of journals available:
- Debit & Credit accounts
- Debit an account
- Credit an account
Open details screen for your Agent.
Sales > Clearing > select the Agent (or Account) and click on the Edit button
Deduction
Sales > Clearing > Edit > Deduction button
Use the Deduction button to make a deduction from an Agents pay
Deductions are managed in Settings > Company > Sales > Agents deductions tab.
Deductions are used to make non sale deductions from an Agents pay
Edit & Delete
You can Edit or Delete Journals or Deductions that you have added to an Agents pay
Pay your Agent
Sales > Clearing > Edit > Pay button
When you are ready to pay your agent, your office or other company click on the Pay button
Notes
- Withholding Tax is only calculated on the Payable Sales.
- GST is only charged when the Agent is marked as GST registered
- The pay statement is saved to the Staff > Docs tab
- If you make a mistake when paying an Agent you can Reverse or Un-Pay a statement
Place transaction on Hold
Commission for a Sale on Sometimes you may not want to Pay a Payable sale transaction, you can do this by placing the Sale or just one transaction on Hold.
If you do not want to pay a Payable sale or transaction, select the transaction and click on the Hold button
Transactions on Hold are indicated with with padlock
Any transaction on Hold will NOT be displayed on the Agents statement
When selecting the Hold button you have the option to place all transaction for the sale on Hold .
i.e. the other Agents on this Sale.
To take a transaction off Hold. Select the transaction and click on the Unhold button
Promotions tab
It is not unusual for Agents to agree to pay some Promotion money on a property. You can deduct the agreed amount here from their pay statement.
The Promotions tab in Clearing allows you to deduct outstanding promotion money from the Agents pay.
The amount due is the share of the promotion has been allocated to the Agent and has not already been paid.
If there is outstanding Promotion money that has been allocated to an Agent it will be displayed here.
How to deduct Promotion money.
- Open the Agent payments screen and select the Promotions tab
- Select the Promotion that you want to recover from the Agent
- then click on the Deduct button to recoup the outstanding money from the current pay statement.
You can only dedcut money for Promotions with the status In Progress
