A sale is created as soon as you change a Listing to Conditional

Creating a New Sale

Change the listing from Available to Conditional


This is the best way to create a new sale. A new sale is usually created by changing an Available Listing to Conditional. Open the Listing and click on the edit button beside the listing status.

Conditional status

Select Conditional


Note. If your Sale is already Unconditional, you still need to go through the process of making it Conditional first and then open the sale and change to Unconditional.

Enter your sale details

On the Sale window enter the details of the Sale

Sale Price

Sale price and amount of deposit being paid

Deposit 

Enter the sale Price , the deposit will be calculated automatically using the default deposit amount set in your Company settings.  


Sale dates

Signed date the Unconditional date is the contact date that the sale is expected to made Unconditional. The settlement date is the sale settlement date.

Commission

Select the correct Vendor calculation from the Commission drop down. Most offices will have a standard commission rate option. The Commission calculation rates are loaded in the Settings > Company Sales.  


Note that how the commission has been calculated is displayed in this box.

Many solicitors like to see how you came up with the Commission amount on a sale, There is an option in Settings > Company > Sale that will display this box on your Sale Invoice statement. 


Negotiated

 

If the Commission amount on the Sale is different from any of your office default commission rates, select the Negotiated option and enter either the GST/VAT exclusive or inclusive amount. 


Vendor

Every sale must have a Vendor and a Purchaser. The Vendor and or a Purchaser is a contact in your Contact/people database. By adding them to your Sale will link the Contact to your sale.

Because you have changed the listing from Available to Condition the listing vendor details have automatically come across to your Sale. The Vendor will be added automatically from the Listing

Purchaser

Click on the Purchaser Add button to select the Purchaser for your sale. If the Purchaser is not already in your People database click on the new button.

Listing & Selling Agents

The listing agents will come through automatically from the Listing, and be added to both the list and Sell sides of the sale. You can add additional Agents after you have saved your Sale.

This process will create a new Sale on the Sales screen.


Sale details

From this point on in the sales process you will manage your sale in the sales menu.

Select the Sale and click on the Edit button to view the details of a sale.


The details of your sale are displayed on each of the Sale tabs.


Sale status

The status of a Sale is shown here on the sale page. To change the Sale details e.g. Price Sale date click on the Edit button beside the status.

Click on the Edit button beside the status to change the sale status and change the Sale information.
