Listing Office Revenue
Balance of commission available for my company
The sale commission is now split between the Listing and selling side of the sale.
The percentage split or share available to the listing and selling side of the Sale.
This decided by the Commission split that you have selected on the Sale > Commission - Company tab
Override the default List Sell split - click on the Listing Office Revenue edit button.
Change the Listing share that you want to allocate to the Listing office and Save
It must always = 100%
In this example we have changed the listing share to 40% , click on the save button. This will re calculate the amounts allocated to the Sale listing and selling sides.
Deductions
The Sale deductions should be automatically added to your Sale or you can add them manually.
Each deduction comes of the share to the listing office
Example sale deductions might be
- Franchise fees
- Admin fees
- Marketing fees
Note. When creating your sale deductions set to automatic so that you do not forget to add them to your sales.
Your Sale deductions are managed in Settings > Company > Sales
Adding agents to your Sale
Two things happen as you add Agents to your Sale;
- Calculate ten Agents earnings
- Calculate the Agents Awards
The Agents on the Listing will automatically be added to the Sale. The Agents share of the commission depends upon their earnings to date or how you have set up your Agent commission calculation in Settings > Company - Sales.
The Agents share of the commission is calculated from the Listing revenue less any deductions multiplied by the Agents %
Awards
Understanding how the awards part of the commission is used to rank your Agents,
Awards is the performance of Agents measured by the Volume of sales, Commission into Office and or Sale Price.
The agent Awards percentage is used to calculate the Agents KPI reporting. This is separate from their share of the commission. The awards percentage does not effect their Pay share of the money.
The Awards allocated for a sale must equal 100%
Example
While not common you might have an Agent on a Sale that receives no income but receives 20% of the awards on a sale.
More than one agent
You can choose to add additional agents to each side of the sale.
When you add additional agents the share to the agents is divided by the number of agents on that side of the sale
Formula
Divide the amount available to agents by the number of agents on the listing side then apply the agent's percentage. (repeat for the Selling side)
Example
Two agents on a Sale
Amount available to Agent $30,000
Agent 1 is being paid 60% of the amount Available to Agents
Agent 2 is being paid 30% of the amount Available to Agents
Agent 1 will receive 60% of $15,000 = $9,000
Agent 2 will receive 30% of $15,000 = $4,500
If there are 3 Agents on the Listing side then the amount Available to Agents will be divided by 3 and then the Agents % applied.
You can change the Awards allocation
Selling Office Revenue
Process the Selling side of the Commission as you have done on the Listing side.
The agents on the listing and selling sides do not have to be the same
Conjunctional sale
Used when you are paying out the Selling side of the commission to another company/agent
i.e. Another Company has sold your Listing.
When paying another company using the Conjunctional option, you are paying the other company just like you pay the Agents on a Sale.
You pay out the other Company in the same way you pay your agents, i.e Release the sale and pay
them from the Clearing screen
If the Other company is not in the drop down – Click on the + to add a new company.
