Agent profiles

When you update an Agent's details in OSL and then update any listing for that agent their contact details will be updated.

  • OSL will create a new sales person on realestate.co
  • send their email address
  • send their Profile
  • send their Agent image

Realestate.co maintain a separate database of Agents. When an Agents' image is updated it will be updated for all of their listings. 

Commercial Lease pa

If you have entered a commercial lease market from amount of less than $11 pa then we will send it as $11 pa.

(this is the minimum amount that realestate.co.nz will accept)

GST

Understanding the GST label on www.realestate.co.nz

All Rural, Commercial and Business listings display a GST label on this website.


  • If Plus GST is selected then the listing will display “including GST (if any)”
  • If GST inclusive (if any is selected then the listing will display “including GST (if any)”
  • If the GST checkbox is left unchecked (the field says “No” ) then the listing will display “plus GST (if any)”
  • Residential listings, will display no GST information unless checked then it will display “including GST (if any)” .

Lifestyle properties

Lifestyle properties and lifestyle sections are displayed on both realestate.co.nz and nzfarms.co.nz.

Lifestyle Properties without a bedrooms or a bathrooms will be mapped to Rural Lifestyle Sections

New Builds

When the Age of the listing is set at the current year or in the future the listing will be sent up as a New Build

The Age of a Listing is set on the Agency tab > Legal panel

No Price

When marketing your listing by No Price.

In the Display Price box enter any of the following pricing descriptions;

POA (2) Negotiation (3) Offers (4) Deadline Treaty (7) Asking Price (8) Buyer Budget From (9) Buyer Budget Over (10) Buyer Enquiry Over (11) Buyer Interest From (12) Enquiries Over (13) Expressions of Interest Over (14) Negotiable From (15)

Offers Over (16) Any other text will be displayed POA (2) If you enter any of these values they will be displayed + the price value

Example: In the Price display field enter “Buyer Budget From around $350,000”

This will be displayed as “Buyer Budget From + the listing Low price” (note the text ‘around $350,000’ is dropped.)

No Address

If you select No address the listing will display the Region of the Suburb

Packages

Realestate advertising packages are now available though OSL Office.  (Jan 2024)

Open the Listing > Internet tab and select the website
Select the option Order package checkbox
Then select the advertising package
Then Save The available packages are filtered by the listing type.

realestate.co.nz uses one value to position your listing when a visitors search on their website.

Example 1: If you are marketing your listing with no price and a from value of $700,000

This will appear in a price search on from $700,000.

Price Display

Using special words in the Price display field can change how the Price is displayed on realestate.co.nz

realestate.co.nz will treat special text in the price display box;

If any other text is entered only the Price will be displayed.

Suburb

Every listing must have a valid suburb realestate.co.nz maintains its own list of suburbs. If the suburb for your listing in OSL Office is not in the realestate.co.nz list we will map your suburb to the nearest suburb in the realestate.co.nz list of suburbs.

Webhits

Web hits are imported each night. Web stats are imported each night so when you are comparing to the stats on the realestate.co.nz site the information in OSL may be up to 24 hours behind.
